In most cases, a Land Boundary Survey is used for real property transactions, such as purchasing or selling property.  Oftentimes, they are used in permitting with local governmental agencies or bank loans.  Sometimes they are used for Architects and Engineers for designing, and that's when a Topographic Survey is recommended.

A Topographic Survey consists of natural and manmade terrain features and elevations.  An Architect may want to know the size, species and location of valuable trees, while the Civil Engineer needs to know where the water flows during a rain event.
